Steps to a Remodeling Project
1. Initial Meeting - During the initial meeting between yourself and Phoenix, we strive to get to know you and we will evaluate your ideas and vision, and work to start a comprehensive project plan that meets your dreams and fits your budget.
2. Design Phase – This phase draws upon our experience to help you put your ideas into a comprehensive set of plans. Significant construction issues, such as room additions, may create the need to call in an architect to account for all the structural issues that may be encountered. Some costs accrued during this phase, such as architect’s fees, would be billable.
3. Price / Planning process – Throughout this process, as the ‘final’ design nears completion, Phoenix completes the building estimate, which consists of all known expense items, including materials costs and labor costs. This process confirms whether the building plan fits your budget by calculating the expense of all items based upon standardized costs for your location.
The phase of the project incorporating steps 2 and 3 can be re-iterative to the degree that adjustments to project scope, materials, and finish selections can make significant cost changes, requiring adjustments to the project. Additionally, we may learn that what has been planned is actually projected to be under-budget, and additional work may be desired.
4. Construction Contract – You are ready to start the project.
5. Product selection – At various stages during the construction process, you will receive a schedule notating a list of vendors and contacts to work with for selection of your options. i.e. Kitchen and Bath fixtures, appliances, paint and wallpaper selections, etc. The schedule is based on the expected project progress and how much lead-time is required for certain aspects of the project. It is important to avoid delays in these selections to prevent increases in time and cost that could result from missed schedules.
6. Construction Phase – work begin
- Permits
- Demolition / Site Prep Work
- Framing / Rough-in phase
- Mechanicals start – Plumbing, HVAC, Electrical, rough-in processes
- Rough-in Inspections by City / County, etc.
- Insulation
- Drywall
- Trim / Doors / Cabinetry installation
- Finishing steps – Paint / Stain / Countertops / Tile / Appliances / Fixtures
- Mechanicals finish – HVAC, Electrical, plumbing, hook-up and test
- Finish hardware - Outlets, Switches, HVAC Covers, and Doorknobs. etc.
- General clean
- Floor coverings installed
- Final clean
- Final Inspections by city / county, etc.
- Final Walk-though and Punch-List.
7. Sign-off, and Move-in!
Remodeling is one of the rare industries where the customer feels like a group of strangers has taken up residence in their home. The work crews may be there every day for weeks, or even months, and can be a significant disruption to your daily life.
